We are seeking an elite Project Manager to lead commercial construction projects across Southwest Missouri. This role is built for a proven leader who understands how to drive complex projects from preconstruction through closeout while maintaining disciplined control of scope, schedule, cost, quality, and relationships.

 

The Project Manager serves as the primary steward of project execution, financial performance, and team culture. This individual is responsible for overseeing multiple phases of work, managing diverse scopes, coordinating with clients, consultants, and trade partners, and ensuring each project is delivered safely, on schedule, within budget, and to the highest quality standards. Responsibilities

  • Project Team Leadership: Supervise and guide the project team, providing direction on project management practices, contract adherence, and compliance with company policies and procedures.
  • Owner & Consultant Communication: Serve as the primary liaison to Owners, architects, and engineering consultants. Provide consistent updates on progress, financial performance, and recommended plan modifications.
  • Operational Oversight: Manage the day-to-day operational and tactical execution of one or more commercial construction projects, ensuring alignment with established project goals.
  • Project Planning & Management Plans: Lead the development and implementation of the Project Management Plan, establishing clear expectations for scope, cost, schedule, and quality performance.
  • Project Engineer Supervision: Mentor and supervise Project Engineers within the operating unit, fostering professional growth and accountability.
  • Financial Accountability: Maintain full responsibility for projected costs, revenue, and profitability for assigned projects. Monitor performance and implement corrective strategies as necessary.
  • Trade Contractor Oversight: Oversee subcontractor performance to ensure work complies with drawings, specifications, regulatory requirements, and contractual obligations.
  • Preconstruction Support: Assist in estimate preparation, subcontractor prequalification, and early-phase project planning efforts to strengthen project readiness.
  • Contract Negotiation & Scope Definition: Define scopes of work and negotiate subcontract agreements to ensure clarity, cost control, and alignment with project objectives.
  • Budgeting & Cost Reporting: Prepare and manage project budgets, unit cost reports, and monthly job cost reviews to accurately assess and communicate project status.
  • Permitting & Regulatory Coordination: Participate in obtaining permits and resolving regulatory requirements to maintain compliance and schedule continuity.
  • Schedule Development: Develop project schedules in coordination with the Project Superintendent, establishing sequencing, milestones, and performance benchmarks necessary for successful completion.
  • Plan & Specification Review: Review architectural and engineering documents to confirm completeness, consistency, and constructability prior to and during execution.
  • Procurement Management: Manage material and equipment procurement within budget constraints and in alignment with the project schedule.
  • Site Performance Monitoring: Conduct regular site visits to evaluate safety, quality, cost control, and schedule progress in partnership with field leadership.
  • Change Order Management: Negotiate and manage owner and subcontractor change orders, proactively addressing associated cost and profit impacts.
  • Payment & Financial Controls: Review and approve project costs, pay applications, and lien releases in coordination with accounting to ensure disciplined financial controls.
  • Forecasting & Reporting: Prepare and distribute accurate monthly forecasts and status reports outlining revenue, cost projections, and overall project health.
  • Document Control Administration: Ensure proper administration and organization of all project documentation in accordance with company standards.
  • Quality, Safety & Risk Planning: Develop and monitor project-specific quality, safety, and risk management plans to protect performance and minimize exposure.
  • Meeting Leadership & Coordination: Attend and document owner and coordination meetings, ensuring clear communication and accountability across stakeholders.
  • Project Closeout Management: Coordinate all final closeout procedures including as-built documentation, substantial completion requirements, and final project reconciliation.
  • Professional Development: Participate in ongoing PM training and continuous improvement initiatives.
  • Cross-Functional Collaboration: Engage with internal departments to ensure company policies, procedures, and strategic objectives are consistently executed.
  • Relationship Management: Maintain professional and tactful relationships with vendors, Owners, architects, regulatory officials, and the broader community.

Qualifications

Experience

· Minimum of 5 years or more of experience in project management.

· Bachelor’s degree in construction-related field or equivalent work experience.

Technical Expertise:

· Understands contractual language and how to read plans and specifications.

· Experience with Microsoft Project or Primavera.

· Proficiency in Acumatica preferred.

Safety

· Working knowledge of OSHA standards.

· OSHA 30 required (OSHA 10 minimum)

Communication & Decision-Making

· Excellent written and verbal communication skills.

· Ability to make sound, timely decisions in high-pressure environments.

Working Environment

This role will primarily be in an office environment based in our Springfield, Missouri headquarters, or at the job site. Assigned projects may require the Project Manager to be on-site for extended durations, and occasional travel is to be expected.
